Some Tips:

Get pre-approved for a loan.  Get pre-approved, not just pre-qualified. There is a difference. Getting pre-qualified for a loan doesn’t mean that the bank promises to lend to you while a pre-approval does. During a pre-approval, a mortgage lender will be able to address problems concerning credit or debt issues and solve them before you make the offer on a home.  Also, a pre-approval letter is a very powerful negotiating tool. I have a list of trusted, local lenders to share with you with whom my buyers have been very satisfied with. Sellers will want to see your lender letter and their agent will also contact them to be sure that the offer they accept is from someone they know can get a loan rather than risk a full-price offer with someone who may not be able to close.

Do not call the Realtor on the sign in front of the house.  The listing Realtor, the one with the sign in the front yard, has been hired by the homeowner and represents the person selling the property. They work for the seller and are obligated to get the highest price from you with the fewest concessions for their client.  What you want, as a buyer, is the lowest possible price with the most concessions.  We will start previewing homes in person (I will schedule a private showing) so we can see the home inside. I will review all the disclosures and documents up front to provide you with information regarding the home, make you aware of any possible red flags or items that might come up on an inspection report. 

Buying a home is a significant financial decision. You to be hesitant to write an offer right away on the first home that fits your wants and needs. I have had  buyers lose the opportunity to buy the right house because they want to think about it or see as many as possible before taking "the plunge" and committing. In today's competitive market, homes go under contract quicky and another buyer is loving the same home that you are thinking about. I know how to write effective contracts so that if you discover that you have changed your mind or learn that this is not a good decision you can walk away with very little money out of your pocket.

For starters, you are going to waste a lot of time looking at houses that don’t even come close to your standards and while you are looking, someone else could be buying the exact property you are seeking.  If you spend your time searching on Zillow, Realtor dot com and all the vairous websites, I can make it easier fro you! With the automated listings, that I set up for you in your own mls portal you will receive information on all of the active and available houses that have come on the market (in real time) that specifically match what you are looking for and in the price point that you are pre approved for. You will receive a detailed description of the property, interior photos and information on the schools and amenities, etc. I also receive the listings that are sent your way and will run analysis on them for you to be sure they are priced well and will help you with analysis of appraisal values. The lender will only lend you what the home appraised value is.
